Riverwalk Apartment_3The Plymouth Board of Zoning Appeals will hold a special meeting on Wednesday, January 18th at 6:30 in the evening in the council chambers of City Hall.  This special meeting is to consider several variance requests for the multifamily residential project on the south side of the Yellow River on South Michigan Street, next to Penguin Point.

The City of Plymouth has filed for the variances on behalf of the developer and is seeking seven different variances.  While the first set of requests pertain to the scope of the project the second request is a Variance of Use to allow a multifamily, 3 building, 39 unit development in an R-3 Traditional Residential District and C-2 Downtown Commercial District.

Other variances of development standards the project is seeking include a variance for building height from 45 feet to 55 feet, a reduction in parking spaces from the standard of 2 per unit (78) to a total of 59 along with a parking space size reduction from the standard of 8 x 20 to 8 x 18.  The city will also seek variances for setbacks on the residential project.    The rear yard setback standard is 10 to 15 feet depending on which zoning district the building is located in.  The city is asking of a 0 foot rear yard setback while the side yard standard is 10 feet, they are requesting a 5 feet setback.

The special meeting of the Plymouth Board of Zoning Appeals is open to the public and will begin at 6:30 in the council chambers of City Hall on the 18th.
