7390 Savanna_1A request to reduce the side yard setback for a new home at 7390 Savanna Lane in Plymouth was tabled after member of the Plymouth Board of Zoning Appeals determined the request should have been for the front yard.

Ernst Petzke II was granted a variance a year ago to place a storage building on the property without a residence.  This week he asked for a variance to decrease the side yard setback to 10 feet from the standard of 20 feet but during the discussion it was determined that he meet the side yard standard but the front yard setback standard is 40 feet and in one of the corners he would only have 10 feet.

Petzke said the septic for the residence will have to be a mound system because of some low ground causing him to push to home to the southwest.

7390 Savanna_2The homeowner was unable to provide a septic permit from the county and the BZA had concerns with some fill that has been placed on the property near the location for the system.

Several neighbors in the area spoke against the variance with Ron Northam saying the homes are on larger lots and they don’t crowd property lines.  He said he warned Petzke of the septic issue with the low wet lot he purchased.

Another neighbor, Larry Chizum spoke against the variance with concern that Petzke’s immediate next door neighbor would look out his front windows into the side of his garage.

7390 Savanna_3The BZA tabled the request and told Petzke to check with the County Health Department on the septic before bringing back a plat with the exact location of the home.
